To developers, we have apartments, houses, commercial buildings, office blocks, residential developments, extra care homes and hotels for development, in addition we specialise in providing finance through our partnership with finance houses, and have the ability to provide support for exit strategies on development projects enabling financed to be raised.

We act as Introducers to large project Funding providers for UK and European based residential and commercial projects. We deal with Funding providers directly and also work in partnership with high end Broker partners who provide further funding options. Both Equity and Debt solutions are available. We will introduce you and your project in a professional manner and will progress your case until Terms for Discussion are provided for consideration. Once Terms are agreed we step aside and you will work directly with either the Funder or our high end Broker partner as appropriate. If initial Funder interest is achieved based on our Introduction, which we undertake on your behalf at no cost to you, full details of the project will be subsequently required to satisfy the detailed Funder Due Diligence required before any Terms for Discussion are issued. Serious Clients are expected to have this information readily available, if required we can advise on the details required and also create an Information Memorandum (IM) containing the required details in a packaged format. For the creation of the IM a Fee will be applicable, payable when Terms for Discussion are achieved and subsequently agreed.

Large scale project funding available for UK and European projects, £2M up to £250M, potentially more on a case by case basis.

Funding is arranged via the blending of Senior Debt, Mezzanine Debt, and Equity Capital injection, with the combination depending on the specific project to be financed and the Client’s contribution.

Senior Debt potentially available up to lower of 70% of end GDV, 90% of project costs. Remaining funding required provided via Equity or Mezzanine Debt as appropriate, providing overall funding potentially up to 95% of costs, depending on the project, the location, and the Client.

Clients are expected to be experienced and to demonstrate successful previous projects undertaken.

Clients will normally have to make a contribution to project costs, typically 5% to 10% required. The Client contribution may be able to be considered as already having been made via previous land purchase or similar, instead of a further contribution being required.

Engagement Agreements / Mandates will apply at the appropriate time before Funding drawdown.

Fees, Debt interest rates, expected returns on Equity investments are dependent on the project, and the Funder, and will be clearly stated in any Terms for Discussion produced. Closing Fees typically 2% to 3% will apply, Engagement Fees/Deposits and IM creation Fees may also apply.
